How to Protect Your Plumbing During Freezes in the Upstate
We do not get long stretches of freezing weather in the Upstate very often, but when temperatures do drop, it does not take long for exposed plumbing to become a problem. Most of the things I check before a freeze are simple, and they only take a few minutes.
Start Outside
The first thing I do is disconnect any garden hoses. A hose left attached to an outside faucet can hold water where you do not want it during freezing temperatures. I also make sure exterior faucets are covered and that the cover fits securely.
Check the Places That Stay Colder
Not every pipe in a house is protected the same way.
Before a hard freeze, I would pay extra attention to plumbing in places like:
Crawlspaces
Garages
Attics
Exterior walls
Outdoor kitchens or sinks
Irrigation or sprinkler systems
If you have exposed pipes in one of those areas, it is worth checking whether they are insulated and protected before the temperature drops.
If You Are Leaving Home
If freezing weather is expected while you are away, do not turn the heat completely off. This is also a good time to make sure you know where your main water shutoff is. That is something I think every homeowner should know before there is an emergency, not while water is already running through the house.
What If a Pipe Freezes?
If you turn on a faucet and little or no water comes out during freezing weather, a pipe may be frozen. If you know where the frozen section is and can reach it safely, use gentle heat and work slowly.
Do not use an open flame.
If you cannot find the frozen area, cannot reach it safely, or are unsure what to do, call a plumber.
What If a Pipe Bursts?
If you have an active leak from a burst pipe:
Shut off the water if you can do so safely.
Protect the area from additional damage where possible.
Contact a plumber or appropriate repair professional.
Take photos of the damage for your records if needed.
Knowing where the main shutoff is before this happens can save a lot of scrambling.
My Quick Freeze Checklist
Before freezing weather arrives, I would check:
Outdoor hoses are disconnected
Exterior faucets are covered
Exposed plumbing is protected
Crawlspace and garage plumbing has been checked
Irrigation or outdoor plumbing has been considered
Heat will remain on if the home is vacant
Everyone who needs to know can locate the main water shutoff
Winter Freeze Checklist
I put together a simple checklist you can save and use whenever freezing temperatures are in the forecast.
